The financier purchased a more modest island - the Little St James - back in 1998, but subsequently obtained the bigger adjacent island in 2016 for a sum of $22.5 million.
These photos reveal he had formulated plans to build upon the substantial island by erecting residences, an open-air theater, an office beneath the waves and a reservoir.
Marked on the plan is a channel, a strait in the territory, noted on the bottom right.
This development map is annotated in handwritten red notes and features a legend labelling various areas of the property.
In addition to the main plan are what appear to be an additional nine property layouts and construction drawings, such as plans for marina coverings.
